Homebuyer (s), I want to thank you for allowing me to represent
you and your needs in this home buying transaction. You can
trust that I take your needs seriously and will strive to make this
process as smooth and enjoyable as I possibly can.
By reaching this page, most likely you have just gone "under
contract" on your new home. During the next few weeks,
there will be some things that need to be addressed/taken care of.
Immediately:
1. Begin working with your mortgage broker or bank
to get all necessary documents to them that they ask for.
We need to work towards getting your "loan approval" (see
item 5a on the offer to purchase), locking your rate in, etc.
2. We need to schedule inspections if applicable
(see item 12b on the offer to purchase). Most of the time,
my clients simply ask me to go ahead and set those up with an inspector
of my choice. However, it is totally up to you. Since
2002, I have used
Home Inspection Carolina. I have never had even the smallest issue with
them. They are punctual, thorough, polite, and welcome any
questions you have during the inspection. They also post the
report online with pictures which is very convenient. If you'd
like for me to set up inspections, simply let me know. I believe
that it is important that you be there but that may not be possible
depending on your situation. I, Chad, typically go to the
inspection so that I can see any issues with my own eyes.
3. We need to set up a closing date/time/location
with an attorney. Once again, my clients typically ask me
to go ahead and set this up as well. I have relationships
with a few attorneys around the city and have used them more that
once. We should do this as soon as possible to ensure a spot
on the day that we desire, and simply to get the ball rolling quickly.

In the next few days:
1. Start shopping for your homeowner's insurance.
You may start by contacting the same company that has your auto
insurance or your current homeowner's insurance. Perhaps you'll
get a better deal having both auto and homeowner's with the same
company. On my personal residence, I used MetLife and was
very surprised at the rate I received. It was about $10/month
cheaper than I expected. If you'd like to contact my agent,
tell him how you got his contact info. I definitely suggest getting
more than 1 quote and also letting them know that you ARE shopping.

2. Get a head start and go ahead and arrange for your
utilities to be switched on. You can't give them
TOO much notice.
