At Hendrix Properties, we understand that each seller is different so we’ve developed a varied set of listing plans to cover any home selling need. It’s important to us that you know we’re taking your needs into consideration while still providing you with the superior level of service we’re known for at Hendrix Properties. We’re listening.

Which Option is Right for You?

The Traditional Plan

Our Traditional Plan is centered around the customary 6% commission agreement you’d probably find when working with other real estate agents. What’s not customary? The concierge service you get when you sell through Hendrix Properties. Where many other Realtors rely on the MLS and basic photography to sell your house, we utilize top-notch professionals from around the region to give you the best of the best including drone photography and videos, state of the art 3D virtual walk throughs, paid digital marketing, staging consultation, and more. And yes, all those services (where applicable – not every home needs a drone!) are included when you go with the Traditional Plan. It’s like the selling experiences you’ve had in the past, but way better. 

Our Traditional Plan is great for hands-off sellers who want the job done right. It guarantees best-quality marketing and guidance at no upfront cost.

 

The Certified Pre-Owned Plan

From a cost perspective, the Certified Pre-Owned plan may just work out to be our best option for sellers. Not only do we lower the commission you pay by a whole 1% (that saves you $5,000 on a $500K home!), you also get all the outstanding marketing and preparation that we give to our Traditional Plan sellers. The difference? With the Certified Pre-Owned Plan, you pay for a home inspection before listing, have all necessary repairs made, and provide the buyer with a home warranty, in addition to an upfront transaction fee of $500 to go towards digital marketing, signage, photography, and more. Making your home a “certified pre-owned home” simplifies the often-complicated home inspection process much less likely to create issues midway through the transaction. With this option, everyone’s got a little skin in the game.

 Our Certified Pre-Owned Plan is best for proactive sellers who want to increase the likelihood of a smooth transaction. This tackles roadblocks upfront to ensure a seamless, less-stressful sale. 

 

The Client Assist Plan

We get it. Some homeowners feel confident enough in their own marketing efforts or in the value of their home that they don’t feel they need an agent at all. (We can agree to disagree!) We’ve created a plan with these sellers in mind called the Client Assist Plan, and it’s as budget-conscious as it is professional. Client Assist Plan sellers pay an upfront transaction fee of $500 in exchange for a much lower commission in the end, only 4%. On a $400k home, that lowered commission could save you over $8000! As a seller, you provide all the photography, staging, and agree to have your home professionally measured. Why would you do that when you can use a Flat-Fee broker or discount broker? The big difference here is that you’re still getting FULL representation, just like any other Hendrix Properties client. We guide you, negotiate for you, and attract buyers, and you’re not left doing all the dirty work on your own.

Our Client Assist Plan is ideal for homeowners who live in super-popular areas, are selling during a "sellers market," have a home they think will sell quickly, and/or don't mind a little coordinating upfront. It’s a great alternative to a flat-fee broker agreement or (*shudder*) For Sale By Owner.
